Interest rates in the 5’s should be back soon and they may be the lowest rates all year. But will this encourage buyers to start looking again. Most people say no. The only buyers this will affect are the ones who had put off buying for a month to see if we’d get an additional drop.
Although rates continue to drop and sellers are getting desperate, buyers are still a bit skiddish.

2 Great Reasons Buyers Should Not Wait For Asking Prices To Bottom Out

Many buyers have been hold up on the side lines waiting for the THUD sound to know when the real estate market has bottomed out. Guess what… It doesn’t happen that way!
1. There are almost 10,000 homes for sale in Tampa alone.
Only 474 homes sold in September. A quick calculation tells you if home sales stay at this pace, there is approximately 20 months of inventory to go through. A good Realtor has explained this to their client and many sellers have already turned down an offer they regret. MAKE AN OFFER!
2. Many homes are Listed as short sales (short payoff) or Pre-foreclosure.
If your not out looking for a home now, you may not know the home of your dreams is in foreclosure proceedings. This means you may be able to buy it for 10’s or even 100’s of thousands less than it’s current value. All you need to do is call a Realtor experienced in short sales and negotiating the best deal with the owner and lender(s). Also many real estate agents with short sale listings have no idea how to price them to sell. So, the home is often way overpriced. GET OUT AND LOOK AT THE HOME YOU WANT!
Asking price often does not reflect the price a seller will take for a property. Extenuating circumstances may exist that would present a very good deal for a buyer working with a Realtor who is an experienced negotiator. There Is A Lot Of Confusion About Short Sales

So you’ve heard about Short Sales and realize this could be the answer you’ve been looking for. Two very important pieces of advice.
Hire a Realtor, not just any Realtor but a Realtor with experience in SHORT SALES. This can be a long process and is often mis-handled.- As I mentioned in #1 this could be a long process. Do the required paperwork and BE PATIENT!. Banks move at their own pace not the sellers, the Realtors and certainly not the buyers.
Different lenders require different things however they will all want to know what your hardship is, why you can’t pay them and your financial situation. They will want pay stubs, bank statements and a list of your expenses. Some have forms to fill out so just want letters and documents.
They’ll want a few things from you Realtor as well, such as;
- Many will want to see a signed listing agreement.
- Synopsis of the market conditions
- Market analysis.
Some lenders want a contract, first along with an estimated settlement statement. Maybe photos showing condition with a brief narrative.
Short Sales are not a do it yourself job. Also, an inexperienced agent can make the whole process much longer than it needs to be. There are a lot of things a Realtor with Short Sale experience can do to help the lender make a quicker decision a minimize the time and pain of a short sale.

If you could check the Multiple Listing Service on any given day you find many properties listed as short sales.
- Be certain to ask you Realtor if they have any experience with short sales.
- having your information put together properly is of the utmost importance
- Your home needs to be Priced and marketed by a professional with short sales experience.
- DO NOT PAY ANY ONE IN ADVANCE! Realtors work for commission at the time the property goes to closing. In a short sale this is netted from the proceeds of the sale, of which you are not entitled. Say it with me this time DO NOT PAY ANYONE TO HANDLE YOUR SHORT SALE PAPERWORK.

- DO NOT GIVE AWAY AN INTEREST IN YOUR HOME! Unless an investor is willing to buy and close on the property in a timely fashion it may not be in your best interest to give away control of selling your home. In a short sale a price is negotiated with the lien holder and a quick closing is usually expected by all parties.
