Selling Your home: The Secrets Of Doing A Short Sale

In todays real estate market it?s not unusual to see homeowners stuck in their home because they owe more than their home is worth. In fact if you bought a home in the last two years, there is a good chance you are ?upside down?.

?

If you have to sell your?home.

Ist1_2947071_home_iconIf you have to sell your home be realistic about the price, get a CMA from your Realtor. Buyers don?t care what you owe for your home, that is between the seller and the mortgage company or companies. Hire a Realtor who is familiar with the process. The mortgagee will want specific information and if your Realtor is not familiar with how to go about obtaining the information and getting it back?quickly it could cost you your home and you credit.??As you research ?short sales? you will read? a lot about the ?short sale package? Most of these so called packages vary between mortgage companies and even between properties.

?

The Secret is? there is no secret to a short sale.Ist1_3420189_house_key

?

?The key to a short sale is have a Real estate agent who is familiar with the process and get all the paper work out of the way as soon as possible. More than likely you?ll need a hardship letter, stating the reason you?ve fallen behind on your mortgage, a BPO or Brokers Professional Opinion, photos, comparables and a letter of authorization, allowing your mortgagee to share information with your?Realtor of Broker.

Finding a Buyer is the single most important step in the whole process. Until you have an offer there is nothing to present to the mortgagee. The lender will not approve a?hypothetical price. You need a qualified buyer and a rock solid offer. It?s also best for inspections and financing to be complete before the offer is submitted.

Speak to your account to find out if there will be any tax ramifications if the mortgagee forgives part of your debt.?John Montesano, Broker - Homeward Real Estate

Channelside condo “The Slade” will get built

The Slade, a Channelside condo project, announced this week that they have sold 60% of the units and the developer says financing will be in place to start the project and see it through to completion. Units should be ready in 2009. Slade

Downtown Tampa Condominiums

Downtown Tampa condos and especially Channelside condos have maintained a good deal of interest even through all the adversities in the Condo market. Channelside is something new and different to Tampa. The opportunity to live downtown never really existed before and the city as well as the developers of these Channelside condos are doing a great job of keeping it interesting for the masses who want to live here.

Sure there were speculators in the beginning but many of them are trying to get out quickly and selling at fairly low prices creating a great buying opportunity for the serious buyer looking to live in Channelside or any other part of downtown. The people buying now are the folks who are going to inhabit downtown and see the benefit of living in a vibrant and young city.

Towers Of Channelside Starts With First Closings

Towers6-7It’s been a long time coming but it’s finally happening. The Towers of Channelside closed the first units on July 30, 2007. If you drive by the property, in the evening you’ll see lights on all around the east tower, tower 2. Several people have already moved in and closings for tower 2 should last through the better part of August. The sales office believes closings for tower 1 should start by the end of September or the first of October.

The Towers of Channelside look great inside and out!

The building looks great inside from the blue mosaic tile on the ceilings to the 36 inch floor tile and everything in between. The pool level (5th) floor is progressing nicely and should be complete around the same time as tower1 is ready to close, end of September. The 5th floor is huge and is not only the pool level but it’s going to have a pet walking area along with green space and the club house and if all works out well, waitress service from the ground floor restaurant. There will almost be no reason to go down to the street.John Montesano, Broker/Owner- Homeward Real Estate 813-404-0001
